The Jindalee POD

The budget was tight, there was almost no access, the site is steep, and we had to hand excavate and demolish underneath an existing house. The client also had been given an existing design that was not fit for purpose.
We redesigned the extension and under croft refit to better suit the owners needs. This also included better access from front to rear and the new design provided a larger extension with a more contemporary aesthetic.
KJC were engaged to add value, add space, and add some character to the traditional 1970’s Jindalee highset. The finished project is now known affectionately as the POD.
The POD is an elevated 7m x 5m multipurpose room for the family to utilise in many ways, including child sleep overs, television and online gaming, dining, large parties and to link the rear yard with the pool located at the front.
The access to the pool has now also become a new main entry into the home at the upper level.
This new main entry allowed for the work to the new master suite on the lower level to become a complete parent’s retreat given that the original main entry could be closed off.
We hand excavated the under croft to build a new legal height master bedroom. This work included new drainage works, new footings and slab on ground. We even added upturned concrete walls, 1.2m high, to ensure the waterproofing worked. The family has two older teenage boys, so the POD works as the family gathering space and new works on the lower level allow the parents to find a quiet place.
Site access, including the steepness of the site, and the tight budget were exacerbated by the extreme wet weather and supply constraints during construction. We managed our way through it and ultimately achieved all the goals set out to begin with and particularly because we had great clients open to our suggestions to overcome all the constraints.
Smart design meant that we achieved this project, including design, approvals and delivery for less than $200k.
